About the Role

Mission Housing seeks a skilled and enthusiastic Project Developer. This position performs multifamily housing finance tasks, including planning, implementation and monitoring of housing developments. The Project Developer coordinates the development of feasibility analysis for management review, provides technical assistance to the agency, and assist in policy assignments as tasked. The role includes review of budgets, timelines, entitlements, service plans, operational methods, and general business procedures and tasks as they relate to the project, management of multifamily affordable housing.

Essential Functions:

· Manage affordable housing finance and development.

· Collaborate & communicate – throughout the development lifecycle – with external and internal clients on a range of real estate development activities, including timelines, milestones, financial impacts, and issues and solutions.

· Determine feasibility for affordable housing development, construction, acquisition and/or restructuring.

· Develop, manage, and maintain project schedules.

· Produce, manage, and track budgets and payments to consultants and manage vendors for project-related expenses.

· Coordinate Environmental Review, Entitlement and Post Entitlement approvals process.

· Oversee transactions related to property acquisitions, construction and permanent loan closings, and tax credit syndications.

· Procure and manage consultants including architects, contractors, and attorneys.

· Make applications to local, state, and federal agencies for funding.

· Lead and participate in project-related or department meetings as necessary.

· Perform other duties as considered appropriate and consistent with the mission of the agency including working at occasional community-building activities, programs and events, as needed, during or outside regular business hours.

Minimum Qualifications:

· Bachelor’s degree in Urban Studies, Economics, City Planning, Public Policy, Architecture, or other sciences related field.

· Three years’ experience in housing development, preferably with a non-profit housing organization.

· Three years’ experience in construction/rehabilitation management.

· Thorough knowledge of non-profit housing development issues, policies, and procedures including working with low income tax credits.

· Proven experience managing multiple complex projects simultaneously within a team setting and also working independently to ensure successful project outcomes.

· Ability to be resourceful and to anticipate and resolve problems.

· Dedication to community-based production of affordable housing.

· Excellent interpersonal and business communication skills, both verbal and written.

· Detail-oriented, highly organized, able to manage and prioritize tasks toward a long-term goal.

Preferred:

· Bilingual a plus.

· Successful completion of at least one significant housing or mixed-use development, using low income housing tax credits or HUD financing is preferred.

Physical Demands:

· While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is occasionally required to stand, walk and drive.

· The employee must occasionally lift and/or move up to 20 pounds.

Summary:

Mission Housing’s fund development serves an integral function in the daily operation of the organization. This position will have responsibility for assisting the Communications Department in achieving its stated goals and strategic initiatives. Reporting directly to the department’s Director of Communications and Development, this position will be involved in executing key projects related to company fund development, events, marketing activities, and perform other duties as assigned. This position is characterized by a high degree of initiative, responsibility, accountability, attention to detail and the ability to collaborate with a wide variety of internal and external stakeholders.
